All of our available units are listed under the properties section of our website. If you would like to book an appointment to see a property, please email us at email@example.com with the address of the property you would like to view and your availability. Our preferred method of payment is pre-authorized debit, however, we also accept post-dated cheques (provided at the time of lease signing), monthly cheques, and cash.
A lease agreement is a legal contract and, therefore, can not be broken unless both parties agree.
The duration of your tenancy is outlined in the terms of your lease agreement. Typically, the properties that we manage are offered on a 12-month term.
In the event that you are not renewing your lease, you are required by law to notify us a minimum of 60 days prior to your lease expiring.
Paying rent by pre-authorized debit or post-dated cheque is not mandatory, but it is recommended, as it ensures that your rent is always paid on time.
Rent is due no later than the first day of each month.
If rent is not paid on the first day of the month, it is considered overdue.
If rent is not paid on the first of the month, we can issue a Notice to End a Tenancy Early for Non-Payment of Rent (N4). Essentially, the N4 stipulates that the tenant has 14 days to pay the overdue amount or move out.
If, after the 14-day period, the rent is still unpaid and the tenant won't move, we can submit an application to the Landlord and Tenant Board for an order that requires the tenant to pay the overdue rent and/or evicts the tenant if payment is not received by a specified deadline.
Our policy is to provide annual receipts that detail monthly rent payments. If you require monthly rent receipts, we can provide them upon special request.
Tenant insurance is not included in your rent. It is your responsibility to secure coverage for your apartment and your belongings.
We strongly encourage tenants to obtain tenant insurance. In addition to protecting your belongings in the event of theft, fire, vandalism, etc., it also provides liability coverage for damages caused by negligence or if someone is injured while in your unit.
As per the rent increase guidelines outlined in the Residential Tenancies Act, the rent for a unit can only be increased after 12 months have passed since the tenant either moved in or since the tenant's last rent increase.
If your unit is subject to a rent increase, you'll receive 90 days written notice.
Repair requests can be submitted by emailing firstname.lastname@example.org or by calling 613-542-2010. At Frontenac Property Management, we have a full-time, in-house maintenance team that responds to service requests in a profressional and timely manner.
In the event of an emergency repair (i.e. leaks/flooding, no heat/water/electricity), please call 613-542-2010 day or night.
If you’re locked out of your unit, please contact our office at 613-542-2010, 24 hours a day. After regular business hours, our phone line is forwarded to an on-call staff member who will assist you. We will dispatch our maintenance department to let you into your unit. Please note that there is a fee for this service.
If you’ve misplaced the key(s) to your unit, please inform our office (613-542-2010) as soon as possible, so we can provide you with a replacement. Please note that there is a fee for this service.
Any utility costs that you are responsible for will be outlined in your lease agreement.
The City of Kingston website has a collection calendar tool that enables you to view, download, and print a collection calendar, sign up for email, phone or Twitter reminders, and upload your personal calendar to you Google or Microsoft Outlook accounts. You can also download the ‘Kingston Waste’ app for Apple and Android phones.
Snow removal is responsibility of the tenant(s), unless otherwise indicated in the lease agreement.
If a Frontenac Property Management staff member or one of our trade partners needs to access to your unit, we are required to provide you with a minimum of 24 hours' notice.
In the event of an emergency or serious maintenance issue (flooding, no heat, etc.), we will inform you that we require immediate access to your unit.
